>> History
The lands in this region were the first to be divided among the Portuguese settlers who began the occupation of Pernambuco in the first half of the 16th century.
The area chosen by the Portuguese for sugarcane cultivation was the floodplain of the Capibaribe, along the bank of the river of the same name. The first mill in the region was Santo Antônio. However, it was Engenho São João that became better known. The land was fertile, with abundant water, and the mills soon multiplied. Around 1630, the Capibaribe floodplain had 16 sugar mills in full operation. In the more central portion of the land, on the right bank of the river, a settlement developed rapidly, becoming a parish under the invocation of Our Lady of the Rosary. The first chapel in Várzea dates back to 1612. Later, specifically in 1746, the parish of Várzea had 2,998 inhabitants, 18 chapels, 11 active mills, and 4 closed mills (that is, out of operation). The sugar produced there was transported by small boats along the Capibaribe River to the port of Recife. At the end of the first half of the 19th century, Várzea became the center of a dispute as a holiday retreat. The crystal-clear waters of the river attracted residents of Recife who came from all parts of the city. These baths (said to have healing powers) kept the area bustling until 1880, when pollution of the Capibaribe began and the holiday retreat lost momentum. Beyond its economic strength, Várzea do Capibaribe also witnessed important historical episodes. It was at Engenho São João, for example, that plans for revolt against the Dutch were discussed. And at the Várzea parish church, the body of the Indigenous leader Felipe Camarão, one of the heroes of the battles that expelled the Dutch, was buried.
>> 4 TIPS TO HELP YOU CHOOSE THE IDEAL PROPERTY TO BUY:
> Do not think only about your current marital status. Real estate is highly durable. Therefore, you need to make your choice not only for today, but also with your life plans in mind. It is possible to find houses and apartments of different sizes, and this will also influence the number of bedrooms the property has. If you plan to live alone, consider whether the property you are about to acquire will meet your needs at least in the medium term. A one-bedroom apartment for a single person, for example, can accommodate a future spouse and even a crib. But if starting a family is closer to your reality, it may be ideal to evaluate properties with 2 or even 3 bedrooms. This way, you secure a home that can support your life plans.
> Location is a relevant factor. Check whether the properties you are considering are well located. This does not mean being in a central area, but rather having good infrastructure nearby to meet everyday needs and unexpected situations. Get to know the neighborhood: check whether there are pharmacies, bakeries, supermarkets, health clinics, schools, as well as good public transportation coverage. This will be necessary and, in the end, may save you a great deal of effort.
> Assess whether the "utilities" meet your needs. Number of bathrooms, parking spaces, elevator, accessibility, built-in closets... Each item has its usefulness depending on your needs and therefore must be taken into consideration. For those who own cars or motorcycles, not having a parking space can generate a high monthly cost that, in the end, will be much more expensive than paying a little more for these features, for example. The same applies if an apartment does not have a service area large enough for a washing machine. With the rush of everyday life, hand-washing clothes is not always possible, and the lack of space for a washer can lead to recurring laundry expenses that would make it unaffordable to cover all costs. Therefore, pay attention to your needs, calculate everything carefully, and make a choice that is better aligned and financially viable.
> Check whether your dream fits your financial reality. You may dream of having a larger apartment, with a service area, spacious bedrooms, and everything else. However, before you start looking, be realistic: assess your financial possibilities. Even with a good down payment with FGTS support, financing can be expensive due to interest rates, and no one knows what tomorrow will bring. Therefore, do not reach higher than you can. Evaluate the available budget, run simulations in case of financing, and only then go in search of the property. In this way, you will be able to align your dream with your reality and avoid committing to something you will not be able to fulfill. By paying attention to these tips, you will certainly make a more advantageous deal. So be sure to consider these items!
