DISCOVER IPOJUCA
According to historians, the municipality of Ipojuca emerged between 1569 and 1571, when Duarte Coelho de Albuquerque, the grantee of Pernambuco, explored the lands between the municipalities of Cabo de Santo Agostinho and Sirinhaém, on the Southern Coast. The first official reference to Ipojuca was in 1594, at the Tribunal of the Holy Office in Olinda. Documents state that the Parish Church of São Miguel was located in “Pojuca” (Ipojuca), a name of Tupi origin meaning “still water”.
On March 30, 1846, Ipojuca became an autonomous municipality and, soon after, its lands were divided into three districts (Ipojuca, Nossa Senhora do Ó, and Camela), according to the Municipal Law of July 1, 1955.
Located 50 kilometers from the capital, Ipojuca is now part of the Metropolitan Region of Recife (RMR). The municipality is home to the Governor Eraldo Gueiros Industrial and Port Complex – Suape (with more than 100 companies established there).
According to the latest census by the Brazilian Institute of Geography and Statistics (IBGE), Ipojuca has an estimated population of 94,533 inhabitants and a territorial area of 527.107 square kilometers.
The Ipojuca river basin is made up of small coastal rivers, streams, the Utinga and Bita reservoirs, as well as the Ipojuca River.
The shoreline features 10 beaches. All are internationally known, such as the famous Porto de Galinhas, elected ten times in a row as the best beach in Brazil by Viagem e Turismo magazine.
In Ipojuca, we also find the Franciscan Convent of Santo Cristo (1606), a landmark protected by the National Institute of Historic and Artistic Heritage (IPHAN), which houses the Sanctuary of Senhor Santo Cristo. The image of Santo Cristo kept in the convent is one of only three in the world. According to historians, it was saved on Portuguese soil and sent to the municipality, since in Portugal similar images (Christ with arms raised upward) were forbidden and all were destroyed.
>> 4 TIPS TO HELP YOU CHOOSE THE IDEAL PROPERTY TO BUY: >
Do not think only about your current marital status. Properties are durable assets. For this reason, the choice should be made not only with today in mind, but also with your life plans. It is possible to find houses and apartments of various sizes, and this will also influence the number of bedrooms the property has. If you intend to live alone, consider whether the property you are about to acquire will meet your needs for at least the medium term. A one-bedroom apartment for a single person, for example, can accommodate a future spouse and even a crib for a baby. But if your plans to start a family are closer to becoming reality, it may be ideal to look at properties with 2 or even 3 bedrooms. In this way, you secure a home that will support your life plans.
> Location is a relevant factor. Check whether the properties you are considering are well located. This does not mean being in a central area, but rather having good infrastructure around to meet everyday and unexpected needs. Get to know the neighborhood: check whether there are pharmacies, bakeries, supermarkets, health clinics, schools, as well as good public transportation coverage. This will be necessary and, in the end, may save you a great deal of effort.
> Evaluate whether the “amenities” meet your needs Number of bathrooms, parking spaces, elevator, accessibility, built-in closets… Each has its usefulness depending on your needs and therefore must be taken into consideration. For those who own cars or motorcycles, not having a parking space can generate a high monthly cost that, in the end, would be much more expensive than making a slightly larger investment for these items, for example. The same applies if an apartment does not have a laundry area that can accommodate a washing machine. With the rush of everyday life, it is not always possible to wash clothes by hand, and the lack of space for the washer can lead to recurring laundry expenses that would make it impossible to cover all costs. Therefore, pay attention to your needs, calculate everything carefully, and make a choice that is better aligned and feasible.
> Check whether your dream fits your financial reality. You may dream of having a larger apartment, with a laundry area, spacious bedrooms, and everything else. However, before you start looking for one, be realistic: assess your financial possibilities. Even with a good down payment with FGTS support, financing can be expensive due to interest rates, and no one knows what tomorrow will bring. Therefore, do not reach higher than you can. Evaluate the available budget, run simulations in case of financing, and only then begin your property search. In this way, you will be able to adapt your dream to your reality, avoiding committing to something you will not be able to fulfill. By following these tips, you will certainly make a more advantageous deal. So be sure to consider these items!
