The lands where the Apipucos neighborhood is located today were an extension of the former São Pantaleão do Monteiro sugar mill. In late 1577, part of these lands was subdivided, giving rise to the mill that gave the neighborhood its name. Apipucos or Apopucos, as it was once written, is a name of Tupi origin meaning long path, for some, or where paths meet, for others. It was precisely at a Y-shaped crossroads, in an urban layout that remains to this day, that the settlement was born. Until the 18th century, the landscape was characteristic of a sugar mill estate, but from the 19th century onward, farms and country houses emerged, where city-center residents spent the summer months. The waters of the Capibaribe River in that area were recommended for medicinal baths, which led to road improvements and the installation of the city’s first public transport company. In 1849, during the Praieira Revolt, one of the largest clashes between loyalist and revolutionary forces took place in the neighborhood. In 1900, the newspaper O Apipucos was launched as a publication of local interest, but it did not go beyond its first edition. In the 20th century, the neighborhood gained a new urban layout when it was chosen as a residential area by the English, who introduced the habit of building mansions with gardens and using water as a landscaping feature. Today, approximately 3,342 people live in the neighborhood, 56.93% of whom self-identify as Black, with families having an average income of R$ 2,162.86. >> History << Its name, etymologically derived from the Tupi ape-puca (forked path), comes from the configuration of the road that existed there and still forms part of the neighborhood today. In the 16th century, the lands of Apipucos belonged to the São Pantaleão do Monteiro sugar mill, located in what is now the Monteiro neighborhood. Situated on the left bank of the Capibaribe River, it was an important water-powered sugar mill founded by Pantaleão Monteiro, later passed on to his daughter, Brásia Monteiro, who was married to the Portuguese Domingos Bezerra Felpa de Barbuda. Later, Pantaleão’s grandson took over the estate, Francisco Bezerra Monteiro, captain of militia in Várzea do Capibaribe during the war of resistance against the Dutch. This Bezerra Monteiro family is an ancestor of several families from Pernambuco and Ceará. In 1577, part of this land was separated, giving rise to the Apipucos sugar mill, owned by settler Leonardo Pereira. The mill later passed to Dona Jerônima de Almeida and then to Gaspar de Mendonça, who was its owner in 1630, during the Dutch invasion. The area suffered during the Dutch invasion, and its chapel was looted and destroyed in 1645. The Apipucos sugar mill endured until the 19th century, when farms and other settlements began to appear, and the Apipucos Hotel, by Delmiro Gouveia, was built there. It was also the scene of battles during the Praieira Revolt. In the 20th century, the area became more densely populated and urbanized, with the Macaxeira Factory, Cotonifício Othon Lynch Bezerra de Mello, established on its land. The lands around the factory were later separated from the neighborhood, creating the Macaxeira neighborhood. As part of its history, the Church of Our Lady of Sorrows stands in Apipucos, believed to have been built on the site where the chapel of the Apipucos sugar mill stood in the 16th century. >> 4 TIPS TO HELP YOU CHOOSE THE IDEAL PROPERTY TO BUY: > Do not think only about your current marital status. Properties are long-lasting. That is why you need to make your choice not only for today, but also for your life plans. You can find houses and apartments of various sizes, and this will also influence the number of bedrooms the property has. If you plan to live alone, assess whether the home you are about to acquire will meet your needs for at least the medium term. A one-bedroom apartment for a single person, for example, can accommodate a future spouse and even a baby in a crib. But if your plans to start a family are closer to reality, it may be best to consider properties with 2 or even 3 bedrooms. In this way, you will already secure a home that can accommodate your life projects. > Location is a relevant factor. Check whether the properties you are considering are well located. This does not necessarily mean being in a central area, but rather having good infrastructure nearby to meet everyday and unforeseen needs. Get to know the neighborhood: check whether there are pharmacies, bakeries, supermarkets, health centers, schools, as well as good public transportation coverage. This will be necessary and, in the end, may save you a great deal of effort. > Evaluate whether the "amenities" meet your needs Number of bathrooms, parking spaces, elevator, accessibility, built-in closets... Each one has its usefulness depending on your needs, and therefore must be taken into account. For those who own cars or motorcycles, not having a parking space can create a high monthly cost that, in the end, will be much more expensive than making a slightly larger investment for these items, for example. The same happens if an apartment does not have a laundry area large enough for a washing machine. With the rush of everyday life, it is not always possible to wash clothes by hand, and the lack of space for a washer can generate recurring laundry expenses that would make it impossible to cover all costs. Therefore, pay attention to your needs, calculate everything carefully, and make a more aligned and viable choice. > Check whether your dream fits your financial reality. You may dream of a larger apartment, with a laundry area, spacious bedrooms, and everything else. However, before you start looking for one, be realistic: assess your financial possibilities. Even with a good down payment with FGTS assistance, financing can end up being expensive due to interest rates, and no one knows what tomorrow will bring. For that reason, do not fly higher than you can. Review the available budget, run simulations in case of financing, and only then go after the property. In this way, you will be able to align your dream with your reality, avoiding committing to something you will not be able to fulfill. By following these tips, you will certainly make a more advantageous deal. So do not fail to consider these items!
