DISCOVER IPOJUCA According to historians, the municipality of Ipojuca emerged between 1569 and 1571, when Duarte Coelho de Albuquerque, the donatary of Pernambuco, explored the lands between the municipalities of Cabo de Santo Agostinho and Sirinhaém on the southern coast. The first official reference to Ipojuca was in 1594, at the Tribunal of the Holy Office in Olinda. Documents indicate that the Main Church of the Parish of São Miguel was located in “Pojuca” (Ipojuca), a name of Tupi origin meaning “still water.” On March 30, 1846, Ipojuca became an autonomous municipality, and its lands were then divided into three districts (Ipojuca, Nossa Senhora do Ó and Camela), according to Municipal Law of July 1, 1955. Located 50 kilometers from the capital, Ipojuca is now part of the Metropolitan Region of Recife (RMR). The municipality is home to the Governor Eraldo Gueiros Industrial and Port Complex – Suape (with more than 100 established companies). According to the latest census by the Brazilian Institute of Geography and Statistics (IBGE), Ipojuca has an estimated population of 94,533 inhabitants and a total territorial area of 527.107 square kilometers. The Ipojuca watershed is made up of small coastal rivers, streams, the Utinga and Bita reservoirs, as well as the Ipojuca River. The coastline features 10 beaches. All are internationally renowned, such as the famous Porto de Galinhas, elected the best beach in Brazil ten consecutive times by Viagem e Turismo magazine. In Ipojuca, we also find the Franciscan Convent of Santo Cristo (1606), a landmark protected by the National Institute of Historic and Artistic Heritage (IPHAN), which houses the Sanctuary of Senhor Santo Cristo. The image of Santo Cristo, kept in the Convent, is one of only three in the world. According to historians, it was saved on Portuguese soil and sent to the municipality, since in Portugal similar images (Christ with his arms raised upward) were forbidden and all were destroyed. >> 4 TIPS TO HELP YOU CHOOSE THE IDEAL PROPERTY TO BUY: > Don’t think only about your current marital status. Real estate is built to last. That is why your choice must take into account not only today, but also your life plans. You can find houses and apartments of different sizes, and this will also influence the number of bedrooms the property has. If you intend to live alone, assess whether the property you are about to acquire will meet your needs for at least the medium term. A one-bedroom apartment for a single person, for example, can accommodate a future spouse and even a crib-sized child. But if starting a family is closer to your reality, it may be ideal to consider 2- or even 3-bedroom properties. This way, you secure a home that will accommodate your life plans. > Location is a relevant factor. Check whether the properties you are considering are well located. This does not necessarily mean being in a central area, but rather having good infrastructure nearby to meet everyday and unexpected needs. Get to know the neighborhood: check whether there are pharmacies, bakeries, supermarkets, health clinics, schools, as well as good public transportation coverage. This will be necessary and, in the end, may save you a great deal of effort. > Assess whether the “utilities” meet your needs Number of bathrooms, parking spaces, elevator, accessibility, built-in closets… Each one serves a purpose depending on your needs and, therefore, must be taken into account. For those who own cars or motorcycles, not having a parking space can generate a high monthly cost that, in the end, will be much more expensive than making a slightly higher investment for these features, for example. The same applies if an apartment does not have a laundry area that can accommodate a washing machine. In the rush of everyday life, hand-washing clothes is not always possible, and the lack of space for a washer can lead to recurring laundry expenses that would make it unfeasible to cover all costs. Therefore, pay attention to your needs, calculate everything carefully, and make a choice that is better aligned and feasible. > Check whether your dream fits your financial reality: you may dream of having a larger apartment, with a laundry area, spacious bedrooms, and everything else. However, before you begin looking for it, be realistic: assess your financial possibilities. Even with a solid down payment supported by FGTS, financing can be expensive due to interest rates, and no one knows what tomorrow holds. For that reason, do not aim higher than you can handle. Evaluate your available budget, run financing simulations, and only then begin your search for the property. This way, you will be able to align your dream with your reality, avoiding commitments you cannot fulfill. By following these tips, you will certainly make a more advantageous deal.
