History The lands in this region were the first to be divided among the Portuguese settlers who began the settlement of Pernambuco in the first half of the 16th century. The area chosen by the Portuguese for sugarcane cultivation was the floodplain of the Capibaribe, along the banks of the river of the same name. The first mill in the region was Santo Antônio. However, it was São João Mill that became the best known. The land was fertile, with abundant water, and the mills soon multiplied. Around 1630, the Capibaribe floodplain had 16 sugar mills in full operation. In the most central portion of the land, on the right bank of the river, a settlement developed rapidly, becoming a parish under the invocation of Our Lady of the Rosary. The first chapel in Várzea likely dates back to 1612. Later, precisely in 1746, the parish of Várzea had 2,998 inhabitants, 18 chapels, 11 mills in operation, and 4 out of service (that is, inactive). The sugar produced there was transported by small boats along the Capibaribe River to the Port of Recife. At the end of the first half of the 19th century, Várzea became the center of a dispute as a holiday retreat. The crystal-clear waters of the river attracted people from Recife who came from all parts of the city. These baths (said to have healing powers) kept the locality busy until 1880, when pollution of the Capibaribe began and the retreat lost momentum. In addition to its economic strength, Várzea do Capibaribe also witnessed important historical episodes. It was at Engenho São João, for example, that plans for revolt against the Dutch were discussed. And at the Várzea Mother Church, the body of the indigenous leader Felipe Camarão, one of the heroes of the battles that expelled the Dutch, was buried.
> 4 TIPS TO HELP YOU CHOOSE THE IDEAL PROPERTY TO BUY: > Do not think only about your current marital status. Real estate is highly durable. Therefore, you need to make your choice not only for today, but also with your life plans in mind. It is possible to find houses and apartments of various sizes, and this will also influence the number of bedrooms the property has. If you plan to live alone, assess whether the property you are about to acquire will meet your needs at least in the medium term. A one-bedroom apartment for a single person, for example, can accommodate a future spouse and even a crib-aged child. But if plans to start a family are closer to your reality, it may be ideal to evaluate 2- or even 3-bedroom properties. This way, you secure a home that will support your life plans.
> Location is a relevant factor. Check whether the properties you are considering are well located. This does not necessarily mean being in a central area, but having good infrastructure around it to meet everyday and unexpected needs. Get to know the neighborhood: check whether there are pharmacies, bakeries, supermarkets, health clinics, schools, as well as good public transportation coverage. This will be necessary and, in the end, may save you a great deal of effort. > Assess whether the “utilities” meet your needs Number of bathrooms, parking spaces, elevator, accessibility, built-in closets... Each one has its usefulness depending on your needs and, therefore, must be taken into consideration. For those who own cars or motorcycles, not having a parking space can create a high monthly cost that, in the end, will be much more expensive than a slightly larger investment for these features, for example. The same applies if an apartment does not have a service area that can accommodate a washing machine. With the rush of everyday life, washing clothes by hand is not always possible, and the lack of space for the washer can lead to recurring laundry expenses that would make it impossible to cover all costs. Therefore, pay attention to your needs, calculate everything carefully, and make a choice that is better aligned and feasible.
> Check whether your dream fits your financial reality. You may dream of having a larger apartment, with a service area, spacious bedrooms, and everything else. However, before you start looking, be realistic: assess your financial possibilities. Even with a good down payment with FGTS support, financing can become expensive due to interest rates, and no one knows what tomorrow holds. So do not aim higher than you can afford. Evaluate the available budget, run financing simulations, and only then begin your property search. This way, you will be able to align your dream with your reality and avoid committing to something you cannot fulfill. By paying attention to these tips, you will certainly make a more advantageous deal. So be sure to evaluate these items!
