Casa Forte at Its Most Elegant and Exclusive

🏡Commercial property in Casa Forte. 📌House with 9 rooms (all with en-suite bathrooms) - In a highly desirable area of Casa Forte Land: 289m² Built area: 284m2 Property tax: R$ 2,200.00 per year, totaling the values of all rooms. Price: 1,800,000.00 History The neighborhood was initially inhabited by the residents of a 16th-century sugar mill, owned by Diogo Gonçalves. The mill was built on land donated by Duarte Coelho. The typical mill buildings - houses and slave quarters, chapel and main residence - were erected in a place called Campina de Casa Forte (the location where Praça de Casa Forte now stands, designed by Burle Marx). It had several owners, being successively called Jerônimo Gonçalves, Isabel Gonçalves, Dona Anna Paes, Tourlon, Nassau, de With, until receiving its current name in 1645, during the Battle of Casa Forte, fought between the Dutch and rebellious people from Pernambuco. To commemorate the feat, a plaque was installed with the following inscription: “ At this site, formerly known as Anna Paes Mill, on August 17, 1645, the Pernambuco army led by VIEIRA João Fernandes Vieira, VIDAL André Vidal de Negreiros, DIAS Henrique Dias and CAMARÃO Antônio Filipe Camarão fought a Dutch column that had captured Pernambuco women and fortified itself in the residence house to the right of the Church, resulting in victory for the liberators with the complete capture of the enemy.[3] ” With the Pernambuco victory, the mill was renamed Casa Forte. The mill was powered by animals and was located on the left bank of the Capibaribe River, in the area later called Santana, where the manufactured sugar was stored and then transported by river to the Recife market. The mill houses, with their adjacent chapel dedicated to Our Lady of the Needs, stood in a large square commonly known as Campina de Casa Forte, now Praça de Casa Forte. In the mid-1810s, the mill was purchased by José Inácio Ribeiro de Abreu e Lima, who became known as Padre Roma, one of the figures of the republican revolution of 1817. The new owner demolished the old manor house, building another residence on the same site, which was later also abandoned. In 1907, the property was acquired by the French sisters of the Congregation of the Holy Family who, after a major renovation, opened a girls’ school there in 1911. The old mill chapel, built in 1672, also fell into ruins, to the point that its images were deposited at the main church of Our Lady of Health, in Poço da Panela, from 1865 until 1909, when that church was restored. In October 1911, after being rebuilt, the temple was consecrated as the Mother Church of the Casa Forte parish, under the invocation of the Sacred Heart of Jesus. >> 4 TIPS TO HELP YOU CHOOSE THE IDEAL PROPERTY TO BUY: Do not think only about your current marital status. Properties are long-lasting assets. Therefore, it is important to make your choice not only for today, but also for your life plans. It is possible to find houses and apartments of different sizes, and this will also influence the number of bedrooms the property has. If you plan to live alone, consider whether the property you are about to purchase will meet your needs at least in the medium term. A one-bedroom apartment for a single person, for example, can accommodate a future spouse and even a crib for a child. But if the plans to start a family are closer to your reality, perhaps the ideal choice is to evaluate properties with 2 or even 3 bedrooms. In this way, you ensure a home that can accommodate your life projects. > Location is a relevant factor. Check whether the properties you are considering are well located. This does not necessarily mean being in a central area, but rather having good infrastructure nearby to meet everyday and unexpected needs. Get to know the neighborhood: check whether there are pharmacies, bakeries, supermarkets, health clinics, schools, as well as good public transportation coverage. This will be necessary and, in the end, may save you a great deal of effort. > Evaluate whether the “amenities” meet your needs Number of bathrooms, parking spaces, elevator, accessibility, built-in closets... Each one has its usefulness depending on your needs and, therefore, must be taken into consideration. For those who own cars or motorcycles, not having a parking space can generate a high monthly cost that, in the end, may be much more expensive than a slightly higher investment for these items, for example. The same applies if an apartment does not have a service area that can accommodate a washing machine. With the rush of everyday life, it is not always possible to wash clothes by hand, and the lack of space for the washer can lead to recurring laundry expenses that would make it impossible to cover all costs. Therefore, pay attention to your needs, calculate everything carefully, and make a choice that is better aligned and viable. > Check whether your dream matches your financial reality; you may dream of having a larger apartment, with a service area, spacious bedrooms, and everything else. However, before you start looking for it, be realistic: assess your financial possibilities. Even with a good down payment with FGTS assistance, financing can end up being expensive due to interest rates, and no one knows what tomorrow will bring. Therefore, do not aim higher than you can afford. Evaluate your available budget, run simulations in case of financing, and only then go looking for the property. In this way, you will be able to align your dream with your reality, avoiding committing to something you will not be able to fulfill. By following these tips, you will certainly make a more advantageous deal. So be sure to consider these items!
